The West Valley is metro Phoenix's value frontier — Goodyear, Buckeye, Surprise, Peoria, and Glendale, where new construction, master-planned communities, and real square footage come at prices the east side can't touch.

What is the West Valley known for?

The West Valley is known for affordability, new construction, and explosive growth on the metro's western edge. Its core cities — Goodyear, Buckeye, Surprise, Peoria, and Glendale — are full of master-planned communities like Verrado and Vistancia, and Buckeye has been among the fastest-growing cities in the entire country, expanding roughly 41% between 2020 and 2025.

It's also a sports and entertainment hub, home to several Cactus League spring-training stadiums, the Westgate Entertainment District in Glendale, and Luke Air Force Base.

What's the lifestyle like?

Spacious and family-oriented, with amenities built into the master plans. Verrado, at the base of the White Tank Mountains, offers a walkable Main Street, dozens of parks, miles of trails, and golf; Vistancia adds its own trail system and community feel. Spring training (Surprise Stadium, the two-team Peoria Sports Complex, Camelback Ranch) and the Westgate and P83 entertainment districts round out the calendar.

Luke Air Force Base — which trains a large share of the world's F-35 pilots — is also a major employer and a defining presence for many West Valley families.

What kind of homes — and what does it cost?

This is the metro's new-build heartland: master-planned communities of newer single-family homes, plus active-adult (55+) options like Victory at Verrado. If you want a brand-new home with space, the West Valley is where your budget goes furthest.

As of late 2025–early 2026, medians ran roughly from the high $400Ks in Surprise and Goodyear to the low-to-mid $500Ks in Peoria (Redfin) — well below Scottsdale and Paradise Valley. What schools serve the West Valley?

Because it spans several cities, the West Valley is served by many districts — among them Litchfield Elementary and Agua Fria Union (Goodyear area), Dysart Unified (Surprise), Peoria Unified and Deer Valley (Peoria), and Buckeye-area districts. Attendance boundaries vary community to community, so confirm per address. You can check any school through Arizona's A–F report cards, and we're glad to translate the grades into what they mean for your family.

Who is the West Valley right for?

It fits value-seeking and first-time buyers, growing families who want new construction and space, military families near Luke, and active-adult buyers — anyone for whom square footage and a new home matter more than a central address. Why is the West Valley growing so fast?
Affordability, available land, and large master-planned communities. Buckeye in particular has been among the fastest-growing cities in the U.S., expanding roughly 41% between 2020 and 2025, as buyers seek new homes and space at lower prices on the metro's western edge.

What is there to do in the West Valley?
